Over 55 communities are popping up across Dallas but very few are as scenic as Heritage Ranch located in Fairview. Right off the bat, the gated community of Heritage Ranch makes a statement with its grand entrance facing out to Stacy Road. If you have never heard of Fairview, Texas don’t worry! It’s a hidden gem nestled between Allen, McKinney and Plano so think country setting with all the conveniences of living in the Dallas metroplex.

Heritage Ranch provides resort style living for active adults age 50 and over with amenities that include an 18 hole golf course, outdoor pool, tennis courts, walking trails & a stocked pond. And that’s just the outside! If you are more of an inside person, Heritage Ranch has you covered with a clubhouse offering a full service restaurant, fitness center with exercise equipment, heated indoor pool as well as spa, billiard room and even a library.

By far, one of my favorite features of Heritage Ranch is the topography of this neighborhood located on 575 acres.  This master planned community – that includes over 1,000 homes – has the feeling of a country setting but in reality it is conveniently located just a short 10 minute drive to major shopping & restaurants located in Fairview, Allen or McKinney.  One of the first things you are going to notice when driving the streets of Heritage Ranch is the added character provided by the neighborhood’s rolling hills, mature trees & open space.

Many times when people think of 55+ communities they are worried they will have to downsize too much. But Heritage Ranch offers homes in all different sizes – as small as 1300 square feet going all the way to 3700 square feet with many having 3 car garages. Home construction in Heritage Ranch began in 2000 and continued through 2007.

One of the great things about living in a 55+ neighborhood is the low maintenance. Yards are smaller requiring less upkeep. No more weekends filled with lawn care – unless, of course, you just happen to enjoy working in the yard – and if that’s the case, garden away!

One thing to consider when purchasing a home in an active adult community are the HOA restrictions so here are a few points to think about before moving to Heritage Ranch:

  1. At least one spouse must be 50+ and keep in mind that kids under 19 cannot be a full-time resident; however, minors can visit up to 90 days.
  2. As a homeowner and member of the HOA, you will have full use of the amenities I wrote about earlier except the golf course and practice area which do require additional fees.
  3. To my understanding there are no pet restrictions in Heritage Ranch other than the fact that pets must have a leash when walking in common areas.
